Pool Schedule
The pool will open for the 2023 season on Saturday, May 27th, and close on Sunday, October 1st. The pool hours will be 9:00 AM – 7:00 PM daily. 

 
Are you permitted to smoke in the building?

Smoking and vaping of any kind are prohibited on Sea Terrace grounds. This includes private balconies, a parking lot, and pool areas. Smoking by owners is not prohibited in their units unless that smoking creates a nuisance for others. 
 

Are you allowed pets? Only owners may keep pets: Pets are prohibited in rental units; violations of your rental agreement are grounds for eviction.

Are you allowed to grill on the decks? This is not permitted.

Are you allowed bonfires on the beach? Yes, but you need a permit from the Town of Ocean City. The permit must be obtained from the city two weeks prior. https://ocbonfires.com/

Rules and Regulations 

May 16th, 2021

Owners are required to post these rules in a conspicuous location within their unit.  

​

Emergencies 

1. In the event of fire, dial 911. The physical location of Sea Terrace Condominium is 8800 Coastal Highway, Ocean City, MD 21842. Owners and guests are prohibited from tampering with fire alarm equipment. Fire  alarm systems must not be shut down or turned off until the proper authorization is received. 

2. If a fire alarm is sounding, owners and guests must exit the building and wait for clearance to return to units from on-site emergency personnel. In the event of a fire inside your unit, pull the emergency fire activation  system handle located inside a pull station on each floor.  

3. In the event of a water emergency, turn off the water at the (main) water valve(s) located inside your unit. If the  water is originated from the unit above you, go up to the unit above to determine if someone is present in the  unit. If the unit is occupied, ask the occupant to turn off the water supply at the main water valve(s) inside the  unit. Then contact the onsite office at 410-524-3119.

Rules & Regulations

1. Smoking and vaping of any kind is prohibited on Sea Terrace grounds. This includes private balconies, parking  lot, and pool areas. Smoking by owners is not prohibited in their units unless that smoking creates a nuisance  for others. 

2. Excessive noise in violation of the Ocean City Noise Ordinance is prohibited at all times. Quiet hours are from 10:00 PM until 10:00 AM daily. Violation of the Noise ordinance will result in the Ocean City Police Department  being notified immediately.  

3. Rollerblading, skateboarding, the use of scooters and ball throwing are prohibited in all common areas.

4. Nothing shall be hung from balcony railings or on exterior walls, including towels clothing or blankets. It is  permissible to fly the American flag, provided it is not mounted by screwing flag mounts into the walls or railing.  Nothing shall be shaken, thrown or swept from any balcony, common area walkway or railing. 

5. Personal items of any nature are prohibited from being stored outside the front door of the units in the common  elements. If items are left out on common elements, they are subject to removal.  

6. Throwing objects from balconies and common walkways is prohibited. The Ocean City Police Department will  be notified immediately 

7. The feeding of seagulls and other birds is prohibited. 

8. Decks and balconies must be kept neat and free of trash. Renters do not have access to the owners’ bicycle  storage room. Only unit owners are provided the use of the bicycle storage room. Renters are welcome to use  the exterior bike rack at the south entrance area. 

9. Nothing may be stored on the common walkway. Beach furniture and shoes must be kept inside the unit.

10. It is required that owners store balcony furniture inside units when the unit is not occupied unless they have  closed hurricane shutters. High winds can cause balcony furniture to blow off of the balcony or against the  building. Failure to secure furniture and shutters prior to a storm could result in this being done by  Management at the owner’s expense, in an amount to be set forth by the Board of Directors. 

11. The use of kerosene heaters and other items that create a fire hazard is prohibited and potentially flammable  items cannot be stored upon the premises, either in common areas or inside units. 

12. Barbecue Grills (charcoal, gas, or non-UL interior listed electric grills) are not permitted on any area of the  common grounds or on private balconies per Town of Ocean City Fire Code. Violators will be reported to the  Ocean City Fire Marshal’s Office and/or Ocean City Police Department.  

13. Only owners may keep pets: Pets are prohibited in rental units; violations of your rental agreement are  grounds for eviction. 

14. Trash must be promptly disposed of by use of the trash chute on each floor of the building. Trash may not be  left outside units or on walkways or entrance ways for any period of time. (Please be considerate of your Sea  Terrace staff by making sure all trash is in a plastic bag and tied at the top and that you empty all liquids before  disposing of the container.) 

15. Owners, renters, and guests must monitor their children to ensure that they do not play in busy traffic areas  within the parking lot, on the elevator or on the stairwells. 

16. Luggage carts are not permitted inside the main lobby or lobby elevators. All luggage carts must be taken to  and from units by use of the service elevator. (Unless accompanied by a staff member.) 17. Luggage carts are shared and must be returned immediately after use. They cannot be kept inside units for  any excessive amount of time. 

18. PACKAGE DELIVERIES FROM LOCAL STORES, FURNITURE AND HEAVY ARTICLES - If an occupant has  a delivery scheduled, they must be home to receive it. The Managing Agent will not receive merchandise on  your behalf or assume any responsibility for the delivery; nor will they release your key for delivery. If the  delivery is of furniture or other large/heavy objects, you are required to notify the Managing Agent at least 24  hours in advance

Parking Regulations 

1. Parking is restricted to ONE vehicle per unit from the Friday before July 4th to Labor Day Monday.

2. All vehicles must display a current, valid Sea Terrace parking pass. Renters must obtain a valid current  parking pass from the Sea Terrace office and must display it at all times while parked in the parking lot area. In  addition, please sign in at the office. 

3. The manager will TOW all vehicles that are improperly parked. 

4. Vehicles must park within the designated parking spaces. Vehicles cannot block ingress or egress to the  parking lot area, to the dumpster or to other parking spaces. Vehicles may not occupy more than a single  space. 

5. Trailers, commercial vehicles, campers, house trailers, boats, jet skis or jet ski trailers are prohibited from  parking in the parking lot area.  

6. Oil changes and vehicle washing are prohibited in the parking lot area. 

7. Please park vehicles so they do not overhang the lawn, landscaped areas or shrubbery. Heat and fluids can  damage plants and grass.

Pool Area Rules and Regulations 

1. There is no lifeguard on duty. Swim at your own risk. 

2. Proper bathing attire (bathing suit) is required. Cut-offs and shorts are not permitted.

3. No owner, guest or renter may enter the pool area when the pool is closed. 

4. Use of the pool is restricted to owners, their guests, and renters. 

5. Swimmers who NEED a flotation device to assist in swimming are NOT allowed in the deep end of the pool. 6. Per MD health code, children under the age of 15 (fifteen) must be accompanied and supervised by an adult  (over the age of 18) at all times. 

7. An adult over the age of 18 (eighteen) must accompany any non-swimmers into the pool water even if the non swimmer has been provided with an individual flotation device and must remain within arm’s reach at all  times. 

8. Individual flotation devices are permitted providing they do not interfere with the pleasure of others utilizing the  pool. Rafts, boogie boards, surfboards, floats, and other similar devices or toys are prohibited. 

9. Swimmers may not hang on, dive over, stand, sit, or lay on the rope dividing the shallow and deep end.  Breakage or malfunction of the rope will result in the closure of the pool. 

10. Swim diapers are required for all children who are not toilet trained or who are in diapers.It is essential that all  accidents of unsanitary nature be reported to management. In event of an accident of this type, the swimming  pool must be closed for a 24-hour period and treated with chemicals to prevent contamination of others. 

11. There is to be no diving, running, rough housing, hanging on rope, or ball playing within the pool enclosure.

12. Glass containers are not permitted inside the pool enclosure. Broken glass inside the pool area and  particularly in the pool water can cause the pool to be closed for a long period of time. 

13. Pool furniture cannot be removed from the pool deck.

14. The  manager, or pool attendant will monitor the use of the pool to ensure only authorized persons are utilizing the  facility or to enforce the rules and regulations stated herein. Any of those individuals may ask for proof of residency. This is done to help control  unauthorized access to our pool. Those who cannot produce proof of residency will be asked to leave the  area. 

 

Unit Owner Responsibilities 

1. Unit owners are responsible for abiding by the Rules and Regulations. 

2. Unit owners are responsible for maintaining the interior of their units so as to prevent property damage to  adjacent units. This means that all appliances and plumbing fixtures must be maintained in a condition that  prevents the accidental flow of water into adjacent units. 

3. All owners are required to turn off the water supply at the washing machine supply line, and at any other accessible shut-off locations when they anticipate being away from the unit for any period of time exceeding  twenty-four hours. Owners who fail to do so are responsible for damage to their own units and to any and all adjacent units if a failure occurs. 

4. All owners are required to maintain a minimum interior unit temperature as directed by the Board from November 1, until April 1. 

5. All owners are required to have air conditioner unit covers installed before December 1st. Sea Terrace can  provide HVAC cover service please see manager. Air conditioner condensation lines must be cleaned  before the air conditioner unit is operated each year. 

6. Unit owners are responsible for notifying the Board in writing before commencing any interior renovations or alterations beyond simple maintenance, repairs, and painting. This will enable the Board and Building  Management to be aware of renovations and monitor third party contractors entering the building. 

7. No interior renovations or repairs that create a disturbance may be performed inside owners’ units from  Memorial Day Friday to Sunfest Sunday, unless the interior renovation or repair is emergency in nature and  first approved by the board of directors. 

8. Unit owners are responsible for obtaining written approval from the Board of Directors before attempting any  exterior alteration. 

9. Nothing can be left outside of a storage locker for any amount of time. Items cannot be stored in the common  area of the storage locker rooms. Only unit owners are provided the use of storage lockers (lockers are not  available to those who rent). 

10. Unit owners are responsible for the actions and behaviors of the renters and guests who visit or reside in the  unit. Unit owners who rent their units are required to post in a prominent location inside their units, a copy of  the Rules and Regulations and Sanctions. 

11. Large objects, furniture and appliances may not be placed inside the dumpster. Sea Terrace can make arrangements for the removal of large objects by contacting the Town of Ocean City. All owners are required  to notify the manager, in advance, that they intend to place large objects for collection. The Town of Ocean  City charges $5 an item to be removed.

Pets 

1. Owners will indicate if their pet is with them when signing in at the office. 

2. Owners are responsible for damages caused by their pets. 

3. Pets shall not be permitted to roam about the property and must be leashed at all times.

4. Pets are not allowed in the main lobby or in the main lobby elevators but are permitted in the service elevator.

5. Pets shall not be left unattended on balconies or chained outside the unit on walkways or on the common  grounds. 

6. Pets are not permitted in any area marked NO PETS as well as the deck and inside the pool area.

7. Owners must ensure that their pets do not create a disturbance. It is recommended that you do not leave your  pet alone, particularly if your pet barks in your absence. 

8. Owners are responsible for picking up, removing and disposing of pet waste materials in a sanitary manner (Dog pick-up station located on 88th street)
