Renter, Tenant, and Guest Rules and Regulations

April 29, 2026

Pursuant to the Maryland Condominium Act, Section 11-111, the following Rules and
Regulations have been enacted by the SEA TERRACE CONDOMINIUM for the health,
safety, and enjoyment of unit owners, guests, renters and tenants.


1. All renters, tenants, and guests are responsible for abiding by these Rules and Regulations.
2. Smoking and vaping of any kind is prohibited on Sea Terrace grounds. This includes
private balconies, parking lot, and pool areas. Smoking by renters, tenants, or guests is also
prohibited in their units.
3. Excessive noise in violation of the Ocean City Noise Ordinance is prohibited at all times.
Quiet hours are from 10:00 PM until 10:00 AM daily. Violation of the Noise ordinance will
result in the Ocean City Police Department being notified immediately.
4. Rollerblading, skateboarding, the use of scooters and ball throwing are prohibited in all
common areas.
5. Nothing shall be hung from balcony railings or on exterior walls, including towels clothing
or blankets. Nothing shall be shaken, thrown or swept from any balcony, common area
walkway or railing.
6. Personal items of any nature are prohibited from being stored outside the front door of the
units in the common elements and are subject to removal. Nothing may be stored on the
common walkway. Beach furniture and shoes must be kept inside the unit.
7. Throwing objects from balconies and common walkways is prohibited. The Ocean City
Police Department will be notified immediately
8. The feeding of seagulls and other birds is prohibited.
9. Decks and balconies must be kept neat and free of trash.
10. Renters, tenants, and guests are welcome to use the exterior bike rack at the south entrance
area.
11. The use of kerosene heaters and other items that create a fire hazard is prohibited and
potentially flammable items cannot be stored upon the premises, either in common areas or
inside units.
12. Barbecue Grills (charcoal, gas, or non-UL interior listed electric grills) are not permitted on
any area of the common grounds or on private balconies per Town of Ocean City Fire
Code. Violators will be reported to the Ocean City Fire Marshal’s Office and/or Ocean City
Police Department.
13. Renters, tenants, or guests are not permitted to have pets; violations of your rental
agreement are grounds for eviction.
14. Trash must be promptly disposed of by use of the trash chute on each floor of the building.
Trash may not be left outside units or on walkways or entrance ways for any period of
time. (Please be considerate of your Sea Terrace staff by making sure all trash is in a
plastic bag and tied at the top and that you empty all liquids before disposing of the
container.)

15. Renters, tenants, and guests must monitor their children to ensure that they do not play in
busy traffic areas within the parking lot, on the elevator or on the stairwells.
16. Luggage carts are not permitted inside the main lobby or lobby elevators. All luggage carts
must be taken to and from units by use of the service elevator. (Unless accompanied by a
staff member.) Luggage carts are shared and must be returned immediately after use. They
cannot be kept inside units for any excessive amount of time.
17. PACKAGE DELIVERIES – Anyone who has a delivery scheduled must be home to
receive it. The Managing Agent will not receive merchandise on your behalf or assume any
responsibility for the delivery.
18. The flying and/or operating of drones on Sea Terrace property is prohibited.
19. Given the increased maintenance, office staffing, and pool monitoring staff required during
the Summer rental season of the Saturday of Memorial Day weekend through the Monday
of Labor Day weekend due to the renters on-site, a daily fee will be charged to renters to
offset these costs.
20. Renters are entitled to park a vehicle on the Sea Terrace parking lot. If the Building
Manger deems sufficient parking space is available, a second vehicle parking pass may be
purchased for an additional fee. The purchase of a second parking pass is a voluntary
convenience to renters and not a requirement of renting a unit.
Parking Regulations

1. Renters must obtain a valid current parking pass from the Sea Terrace office and display it
at all times while parked in the parking lot area.
2. The manager will TOW all vehicles that are improperly parked.
3. Vehicles must park within the designated parking spaces. Vehicles cannot block ingress or
egress to the parking lot area, to the dumpster or to other parking spaces. Vehicles may not
occupy more than a single space.
4. Trailers, commercial vehicles, campers, house trailers, boats, jet skis or jet ski trailers are
prohibited from parking in the parking lot area.
5. Oil changes and vehicle washing are prohibited in the parking lot area.
6. Please park vehicles so they do not overhang the lawn, landscaped areas or shrubbery. Heat
and fluids can damage plants and grass.

Pool Area Rules and Regulations
1. There is no lifeguard on duty. Swim at your own risk.
2. Proper bathing attire (bathing suit) is required. Cut-offs and shorts are not permitted.
3. No owner, tenant, guest or renter may enter the pool area when the pool is closed.
4. Use of the pool is restricted to owners, their guests, tenants, and renters.

5. Swimmers who NEED a floatation device to assist in swimming are NOT allowed in the
deep end of the pool.
6. Per MD health code, children under the age of 15 (fifteen) must be accompanied and
supervised by an adult (over the age of 18) at all times.
7. An adult over the age of 18 (eighteen) must accompany any non-swimmers into the pool
water even if the non-swimmer has been provided with an individual floatation device and
must remain within arm’s reach at all times.
8. Individual flotation devices are permitted providing they do not interfere with the pleasure
of others utilizing the pool. Rafts, boogie boards, surfboards, floats, and other similar
devices or toys are prohibited.
9. Swimmers may not hang on, dive over, stand, sit, or lay on the rope dividing the shallow
and deep end. Breakage or malfunction of the rope will result in the closure of the pool.
10. Swim diapers are required for all children who are not toilet trained or who are in diapers.
It is essential that all accidents of unsanitary nature be reported to management. In event of
an accident of this type, the swimming pool must be closed for a 24-hour period and treated
with chemicals to prevent contamination of others.
11. There is to be no diving, running, rough housing, hanging on rope, or ball playing within
the pool enclosure.
12. Glass containers are not permitted inside the pool enclosure. Broken glass inside the pool
area and particularly in the pool water can cause the pool to be closed for a long period of
time.
13. Pool furniture shall not be removed from the pool deck.
14. The pool is for the exclusive use of Owners, their guests, tenants, and renters who are
staying at Sea Terrace. Any others using the pool will be asked to leave the area.

Emergencies

1. In the event of fire, dial 911. The physical location of Sea Terrace Condominium is 8800
Coastal Highway, Ocean City, MD 21842. Owners and guests are prohibited from
tampering with fire alarm equipment. Fire alarm systems must not be shut down or turned
off until the proper authorization is received.
2. If a fire alarm is sounding, everyone must exit the building and wait for clearance to return
to units from on-site emergency personnel. In the event of a fire inside your unit, pull the
emergency fire activation system handle located inside a pull station on each floor.
3. In the event of a water emergency, turn off the water at the (main) water valve(s) located
inside your unit and contact the onsite office at 410-524-3119.
